Desert Ridge, Phoenix, AZ Real estate stats November 2015

November 2015 saw a total of 18 home sales in the Desert Ridge area. As of this writing there are 146 active listings, This brings the inventory level to 8.11 months worth of supply based on the November sales. There are currently 45 properties under contract. Desert Ridge is a wonderful master planned community in Northeast Phoenix. Desert Ridge is ideally situated close to the junction of the Loop 101 and SR 51 for easy access to all parts of the valley. Total November sales: 18 Average Price Per foot: $190.49 Sale price as a percentage of list price: 96% Average sale price: $429,789 Median sale price: $407,500 Average Days on market: 91 This breaks down by type as follows: Single Family Detached Homes Sale: 9 Average Price Per foot: $185.17 Sale price as a percentage of list price: 97% Average sale price: $571,000 Median sale price: $550,000 Average Days on market: 114 Condos and Townhomes: Total sales : 9 Average Price Per foot: $195.81 Sale price as a percentage of list price: 95% Average sale price: $288,578 Median sale price: $281,500 Average Days on market:69 The months supply of inventory shot up in November, but it is not a major concern. Two factors contribute to this change. It is common to see a decline in sales this time of year and the new TRID requirements, which were implemented in the beginning of October were expected to impact closing times in the short run as the industry and consumers adjust to new timelines.
